Obviously a key question from clients when we discuss a potential extension project is an indication of what the time-lines might be – how long will my new extension take?
For sure, no two extension projects are the same, and it all depends on the size and design and styling of the planned extension. Also, weather can,, of course be a factor at certain times of the year.

We think this schedule neatly sets out the key milestones in a typical extension project, the order things are likely to happen in, and an approximation of when they might take place. Not set in stone – but a fair indication!

As a rule of thumb perhaps, a two storey extension would tend to take between three and five weeks longer than a single floor project due to extra floor structure, additional wall construction and extra works relating to plastering, plumbing, electrics and decoration. Below is a specimen Calendar which gives a useful indication of progress diaried time-line on a two storey extension.
Set out. Dig out footings. Pour concrete foundations. First delivery of materials.
Build substructure up to damp-proof course. Install/adjust external drainage routes (where appropriate). Install damp-proof course. Pour concrete over-site/floor structure. Erect scaffolding.
Commence construction of exterior walls.
Commence construction of interior walls. Complete construction of exterior walls.
Install roof structure and begin covering. Complete instruction of interior walls.
Install windows and doors.
Install/adjust interior drainage (where appropriate). First fix electrics and plumbing. First fix carpentry
Break through to existing house including installation of steels. Make good all works as a result of breaking through.
Plasterboard and plaster to all areas.
Second fix electrics. Second fix plumbing (where appropriate). Install flooring
Complete external works – paving, gardening etc. Install skirting. Commence decorating.
Complete decoration. Clean down and remove all waste. Carry out snagging.
Final inspection. Handover.
