The home extension you’ve dreamed of – on time, on budget, with the right advice!

For many right now, with uncertainties regarding the housing market fluctuating and wavering in all respects, a home extension or renovation seems a more and more realistic option for homeowners, as they begin to look on through the Winter into 2022.

For sure, building an extension is an exciting and rewarding undertaking. We, at Mint, realise that it will, of  course, deliver that extra space many homeowners need in their all kinds right now, with a wary eye on the still very uncertain Covid -19 future effect. Getting that extra space at home without the hassle of exposing themselves to the housing market will, we feel, be a tip top choice for many homeowners during the early months of 2022.

stylish

There are so many home space improvements to consider. It might perhaps help you to create that stylish, more open layout you want on the ground floor, providing a better link from your home to your garden.

Of course, as those Real Homes experts say, and they are so right, house extensions are an investment, so, homeowners need to be sure they spend their budget wisely and so achieve the results they really have in mind. Also, consider carefully how important it is to minimise the disruption that a building project can inevitably bring.

runs smoothly

So, we at Mint want to try and ensure your extension project runs smoothly, – for sure, we can help with that, in view of the many many extension and renovation projects we’ve handled over the years ….

telling views

We very much liked the clever list of ‘dos and dont’s’ we saw online from the Real Homes team. They, for sure, called in the experts to offer some telling views, and they won’t mind if you click this link https://www.realhomes.com/advice/home-extension-dos-and-donts? and check out all the good thoughts and ideas on view to furnish you with all the knowhow you might need as you get extension planning underway.

call for a chat

Also, in any event, we at Mint are at the end of a phone too, and if you are in Cheltenham, Gloucestershire or The Cotswolds, the areas we cover, we can call in and see you in person for a chat… if that will help… and we’re confident it would…

The things to bear in mind are say the Real Home experts ….

Get good detailed plans draw up. Good design is about producing plans that clearly detail all the elements your builder will need to work to – right down to the depth of any steel poles that need to go in and the size of the window openings. The more that’s shown on the drawings, the less chance there is of things going off course.

A bigger home means more work for the boiler, and yours may not currently have the capacity. ‘When building a home extension, many homeowners assume that their current boiler will be able to heat their new, larger home, as effectively as their existing home. In reality, boilers can only supply a finite amount of heat. Therefore with larger extensions, it may be necessary to upgrade your boiler. This needs to be worked out and budgeted for before you start your build.’

Do know which is the best extension type for you. When you’re deciding how to extend a house, think through the options. A wrap-around extension will be more expensive than a rear extension, but you obviously get a much bigger space as a result and it’s important to keep in mind that the value per square metre is much better.’

Don’t assume getting planning permission will make the project longer. Wondering whether, for speed, that it’s better to avoid the need to apply for planning permission for a single storey extension, and instead follow the permitted development (PD) route? is the wrong choice… A lawful development certificate will take the same amount of time as getting a planning permission.

Do choose the right Architect. If you want to work with an architect, look for practices with relevant experience. Meet the architect and their team …just to make sure you can get on with them!
