Planning permission & building regulations

Any major building projects are likely to need planning permission. Mint Builders can organise the gaining of your planning permission – no problem!

However, should you wish to do so you can arrange this yourself and to assist here is a Step by Step guide to obtaining the planning permission you need. These are just guidelines of how planning works. Always check your own specific planning requirements prior to starting any works on your home.

Step by step

Your first port of call should be your local planning department. You can either call them direct or access all the information you need from their web site.

Next, arrange a site visit from a planning officer. You should clearly indicate to them every detail about your extension or refurbishments plans and they will be pleased to advise you accordingly. This visit will be free of charge.

Next submit your application along with the relevant fee. Remember, planning permission takes up to six weeks to come through so make sure you leave yourself plenty of time taking into account your preferred work start date.

Building Regs too!

Although some works will not need planning permission they may well need building regulation approval. If you are planning to enhance your existing property with the addition of a new extension or loft conversion, your proposed design will fall into one of two categories; a permitted development or one which does require a planning permission. Both, however, will require a Building Regulations Application.
